1) BOOK A FREE APPRAISAL (IN-PERSON OR VIRTUAL)

Pricing always plays an important role in any property sale. There are a number of factors to consider. An independent assessment of your property will be carried out by a valuation expert. During the visit or virtual meeting we will explain how the market is performing. Guidance will be given on how to maximise your sale price. 2) INSTRUCT US

Upon your instruction, we will guide you on how to sign up to your chosen service. We will then arrange a suitable time to visit the property to prepare all marketing materials. We will take professional photographs, create floorplans, take room measurements and record key information about your property. We will provide advice on how to prepare and present your property to its maximum potential. This is known as staging. We will show you how to highlight features that will assist in marketing your home.

3) LAUNCHING YOUR PROPERTY ONLINE

Once the staging visit is complete, we will enhance photos by making them sharper, brighter and by applying a blue sky if necessary. Before go-live, we will request final approval on all marketing materials to be used to sell your property. Once obtained, your property will be made live on the property portals. We will also launch a campaign on social media and our website. This will happen in just a few hours or on the agreed marketing start date. We will also arrange for a “For Sale” board to be erected where appropriate. Sale boards are often a key marketing component when selling a property.

4) VIEWINGS AND FEEDBACK

Prospective buyers are vetted before a suitable time is agreed and every enquiry they may have is answered. We will ensure that that every lead and opportunity is processed. Communication is a key focus at Yendor Homes and we value the importance of providing regular updates. We will discuss the performance of your listing and ensure that you receive prompt and accurate viewing feedback regarding the sale of your property.

5) OFFERS AND NEGOTIATION

With each offer received, we will negotiate the highest price and assess the buyer's financial position. Confirmation will be made as to whether they are cash buyers or are requiring a mortgage. All prospective buyers will be asked to provide proof of a deposit and/or mortgage offer in principal. We will also check that their existing property is sold subject to contract, should this be required.

6) EXCHANGE AND COMPLETION WITH WEEKLY UPDATES

When an offer has been successfully negotiated, we will prepare and send a “memorandum of sale” to all parties (including solicitors). This will trigger the start of the conveyancing process. We will ensure that the sale completes as efficiently as it can by providing regular updates throughout the process whilst maintaining direct communication with all parties. This includes the buyers' solicitor, their mortgage broker, surveyors, the buyer themselves and of course, you and your conveyancing solicitor.

WHERE WILL YOU MARKET MY PROPERTY?

Research shows that 98% of prospective buyers begin their property search online. Your property will be marketed on property portals, the Yendor Homes website and via paid social media campaigns. Typically this will generate more interest and in turn increase competition on price. We will help you negotiate the best selling price when offers come in, and ultimately, you will have the final decision on whether you would like to accept a buyer’s offer.

WHY DO VALUATIONS VARY BETWEEN AGENTS?

We aim to offer you as accurate a valuation as possible.  We will not resort to the tactics other local agents are known to employ by offering a wide range in their valuation of as much as £30-50k.   Any agent offering a valuation of between £200-250K isn't really offering any valuation at all and is ultimately just relying on guesswork.  Typically their "range" always will always end up selling toward the lower end despite them having enticed you with a higher than anticipated figure.   The market will ultimately determine what the seller is prepared to pay for your property. Yendor Homes' responsibility is to help ensure your property is valued accurately. Our full focus is to understand local market values and to back up our valuation with real evidence. It is understandably tempting to instruct the agent who gives the highest valuation.  However, a recent report from Zoopla showed that the original asking price for a third of properties on the market had to be reduced before finally selling. Every property will sell if it’s presented, marketed and most importantly priced correctly. We are equipped with the latest valuation tools and focused on property market levels.  This allows us to provide the most accurate, evidence based valuations. Should you disagree with the valuation, or perhaps have been persuaded by another agent that it should be higher, then of course we can test the market for you.  In all cases we will do our utmost to sell your property at the highest price possible.

WHAT IS THE INCENTIVE FOR YOU TO SELL?

We rely on recommendations from previous vendors. It is therefore essential for us to sell as many properties as we can in order to grow our business. Additionally, we are motivated to beat traditional estate agents and help enforce revolutionary changes in the market.  Our goal is to benefit the consumer, given the fact that we have historically been sellers too.  We realise the challenges and pitfalls associated with working towards selling a property and will regularly ask for feedback.  This feedback enables us to continually improve our service. Furthermore, we are paid our selling fee only when your property sale is completed. CAN I COME ONBOARD WITHOUT MEETING FOR THE VALUATION?

Yes. You might already have an asking price in mind that you would like to aim for. Instruct us at any time and we can immediately get to work on preparing your property for sale at an agreed market launch date.

HOW QUICKLY CAN YOU VISIT?

This will depend on availability. Typically it's within two days of your request.  Often though, it is much sooner.  Sometimes even the same day!

WHAT IF MY PROPERTY IS ALREADY BEING MARKETED BY ANOTHER AGENT?

You will need to check your notice period with the selling agent. If you are outside your fixed term contract period, then you should be able to move with ease. You can also opt for a multiple agency agreement with your existing agent. This will likely result in an increase in their fee. It is counter-productive to list your property with two agents.  It could mean duplicate adverts appearing on the same property portal. Additionally, you might be required to pay two fees instead of one.

HOW DO I REVIEW MY ADVERT?

Your advertisement is approved by you before it goes live on any property portals, social media or our website. We will also ensure that the particulars are correct and that all images and floorplans are confirmed.

HOW LONG IS A HOME REPORT VALID FOR?

Home Reports have no ‘expiry’ date. If you are selling a property, your Home Report should have been compiled no more than 28 days before marketing.

Properties tend to move quickly towards a sale in the local market.  On the rare occasion that you have not sold your property within 3 months of the date of your home report your buyer may request an updated Home Report. This is because a mortgage lender will not accept a valuation which is any more than 3 months old.  Don't panic! It is not necessary to get this renewed every 3 months when your home is on the market, just at any point after the initial 3 months when you sell your home.  We have negotiated some fantastic rates with local Home Report suppliers, so please do contact us should you need one for your property sale.

WHAT CONSUMER PROTECTION SCHEME ARE YOU A MEMBER OF?

Please make sure you are using a properly registered, licensed Estate and Lettings Agent. We have heard some horror stories of people selling or renting their properties with agents who are not registered, insured, or qualified to be dealing with their home. Yendor Homes are regulated by the Property Ombudsman and the Property Redress Scheme as well as registered and approved by the Scottish Government. Our Letting Agent Registration Number is LARN2013006.
